HIPs/Conveyancing

Home Information Packs (HIPs) – It is now compulsory for all property sellers to produce HIPs, which are information guides to your home. The HIPs are to be made available to prospective buyers. Despite initial controversy, HIPs are now a legal requirement that all property sellers must adhere to. Not having HIPs carries the risk of a potential fine. Hips must be ordered at the same time that your home goes on the market, and HIPs must be completed within 28 days of being ordered. HIPs are now compulsary to all property sales (from 14th of December 2007).

What exactly are HIPs?

They are Home Information Packs (HIPs), designed to simplify and improve the process of buying and selling a property. HIPs include features such as energy awareness ratings and standard searches. HIPs also include evidence of title.
It is possible to create HIPs yourself, but make sure your HIPs contain the following information:

  • HIPs index
  • Energy performance certificate
  • Sale statement
  • Standard searches
  • Evidence of title
  • Additional information for leasehold and commonhold sales, where appropriate

HIPs can also include guarantees and warranties, but this is optional.
