Movewise provides a straightforward yet comprehensive valuation service for probate property anywhere in the UK, whatever your requirements.

We offer two options for valuation, using either selected local agents or RICS chartered surveyors. 

  • For lower-value properties and estates where inheritance tax is unlikely to be payable, a valuation by local estate agents is likely to be sufficient for probate purposes. In this case, we analyse millions of market data points to select the top local agents (usually three firms) and arrange valuations from them. These valuations are collated and supplied in an HMRC-compliant form. At this stage we can also provide a no-obligation marketing proposal, using our managed multi-agent sales approach to achieve the best chance of a sale at the best price.
  • For more complex, unusual or high-value property, we recommend a formal “Red Book” valuation by a surveyor who is a member of the Royal Institution of Chartered Surveyors (RICS). We use a trusted valuation partner to obtain a quote from a panel of expert surveyors, ensuring that the valuation is HMRC-compliant.

In both cases, our team of property professionals co-ordinates the entire process, including managing access, valuation and producing the report for probate.


For estate agent valuations, a co-ordination fee of £200+VAT applies, which is refunded if the property is then sold through Movewise. 

For RICS valuations, fees depend on the size and complexity of the property, ranging from about £250+VAT to £675+VAT, with an average of £365+VAT. A co-ordination fee of £50+VAT applies.

Where probate is being handled by solicitors, these fees can be billed directly to a client’s estate through the firm.
