We have really felt the momentum pick up in the property market. After a quiet end to the summer break, schools are back and people have returned to the office. One of our clients commented that on a work trip to London this week the hotel that was hosting 5 guests when he stayed during the summer had over 150 this week.
As confidence grows to move around freely we have seen far more activity in viewings generated on properties that were struggling over the summer months.
There is still a huge over supply of 1 and 2 bedroom flats for sale in city centres creating price sensitivity so if you are looking to sell such a property you should either be prepared to be keen on price or perhaps look at renting for 12-24 months whilst the equilibrium of supply and demand hopefully returns.
Larger properties and houses, particularly on the outskirts of cities, where commuting is easily possible, and there is space to work from home, are in general generating high levels of interest and often competitive bidding. If you are looking to sell a property in this category ensure you get 2 or 3 local agent valuations as hitting that sweet spot with your asking price is key.
Solicitors are again very hard to hold of, with newly agreed sales as they concentrate on all those that want to exchange and complete by the 30th September.
If you are selling or buying and are focused on the deadline ensure that the communication between yourself, agent and solicitors is very clear and that all parties are working towards the same timeline.
Buyers are now talking about finding and moving into a property by Christmas - if you want that to be a reality you need to find something before the end of the month.
